What does renting an office in Tilburg cost?

Anyone looking for an office wants to know the price first. Fair question, but rarely one you can answer with a single figure: a rent is made up of several items, and which of them count differs from building to building. Only once you know that structure can you put two offers side by side fairly.

Below we set out what an office rent is built up from, how you work from a rate per m² per year to a monthly figure, and which items you agree separately. You won’t find concrete amounts for Rondaire 8 here, and that’s deliberate — we go through those during a no-obligation viewing, once you’ve seen the space. What an office rent is built up from

In the Netherlands, office rent is usually quoted as an amount in euros per square metre per year, excluding VAT and excluding service charges. That is the base rent: the use of the space itself. On top of it come the service charges, usually an internet connection, and finally VAT. The service charges cover your share of heating and cooling, electricity, cleaning and maintenance of the shared areas, and management.

Working from a rate per m² per year to a monthly figure takes two steps: multiply the rate by the number of square metres, then divide the result by twelve. That’s your base rent per month. To that you add the service charges, the internet and VAT. Work every offer all the way through before you compare — otherwise you end up putting a bare rate next to a figure that already has everything in it.

What is and isn’t included in an all-in price

An all-in price sounds reassuringly simple, but all-in doesn’t mean the same thing everywhere. So ask which items it covers: only the base rent and the service charges, or internet, coffee and use of the meeting room as well? And how are the service charges settled — as a fixed amount, or as an advance with an annual reconciliation based on actual consumption?

Some items are almost always agreed separately. Parking on the private grounds is one of them: a fixed space is rented separately, alongside your unit. The same goes for changes to the space, such as extra data points or a different layout. Put those items on paper before you sign and you know exactly what you pay each month.

Floor area isn’t the whole story

Two units with the same number of square metres can work out very differently in practice. An efficiently laid-out 30 m² — a good shape, plenty of daylight, few wasted corners — often yields more usable workstations than a rambling 40 m² with an awkward plan. You’re not renting square metres, you’re renting workable space.

So look at the floor plan as well as the figure, and at what you can genuinely fit in. In a small office space that matters even more: every wasted corner comes straight off your workstations. What influences the price — and why we don’t publish a price list

The main factors are the location and accessibility, the year of construction and the condition of the building, the energy label, the facilities and the rental term. That energy label counts for more than people tend to think: an efficient building keeps the energy bill down, and that bill runs through the service charges into your monthly costs. A low base rent in a poorly insulated building can work out dearer overall than a higher rent in an energy-efficient building with an A+++ label.

What exactly are service charges?

Service charges are your share of the costs of the building outside the base rent: heating and cooling, electricity, cleaning and maintenance of the shared areas, and management. They are usually charged as an advance and settled afterwards on the basis of actual consumption. Always ask which items they cover.

Is the rent inclusive of VAT?

Office rent is customarily quoted excluding VAT. If you’re VAT-registered you reclaim it, so it’s mainly a matter of pre-financing; if you’re not, it’s a real cost. Always check whether a figure you’re given is inclusive or exclusive of VAT.
